Our office is open Monday through Friday between 8:30am-5pm. We are located at 401 E Springfield Avenue, Champaign, IL 61820. We can be reached at (217) 351-1800 or firstname.lastname@example.org.
Your lease is a binding legal contract between you and the landlord; There is no provision or clause in the lease that allows you to break your lease. If you need to move before the end of your lease you may sublet your rental. To sublet you will need to contact the office for the sublet packet and any further questions about the process.
We show Monday through Friday between 10am-4pm and Saturday (seasonal) between 10am-2pm by appointment only. We try to let our tenants know the day before we come. Everyone is required to meet us at our office for showings. We are never permitted to meet anyone at our units.
Email us and request an appointment or contact our office at (217) 351-1800 during business hours. We will need your name, number and to find out the properties you are interested in. You may also leave us a general voice mail after hours, which we will return the next business day.
We sometimes have select locations with shorter than 12 month leases. Ask an agent for details.
We do require renters insurance for the renters who have a pet and rent at one of our pet units. We do not require it of anyone else, but we do strongly recommend it. Only the building is covered for any disaster, including fire, floods, tornadoes, broken water pipe, etc.
All of our beds are full size.
Do I have to pay an application fee/security deposit? (Back to Top)
We do not charge a non-refundable application fee. We charge an application fee that becomes the security deposit upon approved application. This fee is equal to one month's rent at whatever property you are interested in. See page two of the application for more further details.
Yes, our tenant application and co-signer/guarantor applications are available on the applications page, the deposit can be paid online through paylease.com. We must have received all applications and the FULL deposit for the rental, in order for us to hold a rental and begin to process your application(s). Keep in mind that a lease is a binding contract.
A few of our properties do allow pets. Restrictions apply. Check with an agent about what units may allow a pet and restrictions.
There is a thermostat in every apartment. Look at the thermostat and change the switch from "cool" or "off" to "heat". Once the furnace/heater has turned on there might be a hot/burning smell that should go away within about 15 minutes, and is normal. If there is smoke turn off your unit and call us for maintenance. *Note* some apartments have multiple thermostats, you will have to turn the thermostat to heat in each room with a thermostat.
How do I check to see if my furnace, electric baseboard heat, or boiler heat is working? (Back to Top)
Once you have turned on your furnace/heater, check it by setting the temperature to a hotter setting than what the temperature is in your apartment. For example if your apartment is 70 degrees turn the thermostat to 75, if you have a furnace and it is working it should turn on and blow warm air. For a heater (electric baseboard or boiler) turn up thermostat to a temperature warmer than your apartment, keep in mind because heaters are a radiant heat source they do take longer to heat.
There is an Air Conditioner (A/C) in every apartment a Central Air Conditioner (C A/C) or a Window Air Conditioner (W A/C). If you have a C A/C you will need to look at the thermostat and change the switch from "heat" or "off" to "cool". If you have a W A/C that usually just requires you to turn on the power to the unit through the power button or power switch.

Once you have turned on your Air Conditioner, check it by setting the temperature to a cooler setting than what the temperature is in your apartment. For example if your apartment is 80 degrees turn the thermostat to 75, if the furnace is working it should turn on and blow cool air.
How do I report maintenance and is there 24/7 maintenance available? (Back to Top)
You can report maintenance requests multiple ways; you can call the office (217) 351-1800, email the office at email@example.com, fill out the online maintenance form through the website, come into the office in person and fill out a maintenance request. Maintenance will only be done during business hours (Monday through Friday from 8am-5pm), UNLESS it is an emergency. Emergency maintenance issues are ONLY those that are life or building threatening.
