How do I turn on the heat?
There is a thermostat in every unit. Look at the thermostat and change the switch form "cool" or "off" to "heat". Once the furnace/heater has turned on there might be a hot/burning smell that should go away within 15 minutes, and is normal. If there is smoke turn off the unit and call us for maintenance. *Note* some units have multiple thermostats, you will have to turn the thermostat to heat in each room with a thermostat.
How do I turn on my Air Conditioner?
There is an air conditioner in your unit, either a Central Air Conditioner or a Window Air Conditioner. If you ha a Central Air Conditioner you will need to look at the thermostat and change the switch from "heat" or "off" to "cool". If you have a Window Air conditioner that usually just requires you turn on the power to the unit through the power button or power switch.
Do any of your properties allow pets?
A few of our properties do allow pets. Restrictions apply. Check with an agent about what units may allow a pet and what the restrictions are.
Can I rent without coming to Champaign/Urbana?
Yes, our tenant application and co-signor/guarantor applications are available on the applications page. We are required to receive all applications and the FULL deposit for the rental in order for us to hold a unit and begin to process your application(s). Keep in mind that a lease is a binding contract.
Do I have to pay an application fee/security deposit?
We do not charge a non-refundable application fee. We charge an application fee that becomes the security deposit upon approved application. The fee is the same as one month's rent at whatever property you are interested in. See page two of the application for further details.
How do I check to see if my Air Conditioner is working?
Once you have turned on your Air Conditioner, check it by setting the temperature to a cooler setting than what the temperature is in your unit. For example: if your unit is 80 degrees turn the thermostat to 75. It the Air Conditioner is working it should turn on and blow cool air.
How do I report maintenance and is there 24/7 maintenance available?
You can report a maintenance request multiple ways; you can call the office at (217)351-1800, or e-mail the office at ppmrent@yahoo.com. Maintenance will only be done during business hours (Monday through Friday from 9am-4:30pm), UNLESS it is an emergency. Emergency maintenance issues are ONLY those that are life or building threatening. To report emergency maintenance after business hours call our office at (217)351-1800 for further instructions.
Where is the office located, and what are your hours?
Our office is open Monday through Friday by APPOINMENT ONLY between 9:00am-4:30pm. We are located at 401 E Springfield Avenue, Champaign, IL 61820. We can be reached at (217)351-1800 or ppmrent@yahoo.com.
How do I break my lease or sublet my rental?
Your lease is a binding legal contract between you and the landlord. There is no provision or clause in the lease that allows you to break your lease. If you need to move before the end of your lease you may sublet your rental. To sublet you will need to contact the office for the sublet packet and any further questions about the process.
When do you show apartments?
We show Monday through Friday between 10am-4pm by APPOINTMENT ONLY. We try to let our tenants know the day before we come. Everyone is required to meet us at our office for showings. We are never permitted to meet anyone at out units.
How do I set up an appointment?
E-mail us and request an appointment or contact our office at (217)351-1800 during business hours. We will need your name, number and to find out the properties you are interested in. You may also leave us a general voice mail after hours, which we will retun the next business day.
Do you offer shorter term leases?
We sometimes have select locations with shorter the 12 month leases. Ask an agent for details.
Do you require renters insurance?
We do require renters insurance for all renters. Only the building is covered for any disater, including fire, floods, tornadoes, broken water pipe, etc.
